   Nel cuore di Venezia abbiamo scoperto una "bomboniera" di B&B dove l'accoglienza e l'affabilità dei proprietari ci hanno fatto sentire da subito come a casa. Situato a pochi minuti a piedi sia da piazza San Marco sia da Rialto, è anche facilmente raggiungibile dalla stazione ferroviaria con una bella passeggiata di 20 minuti circa (percorrendo la Strada Nova). Ottime le colazioni e ben tenute le stanze (bello l'arredo che varia da stanza a stanza). Un ringraziamento sincero ai proprietari per lo splendido rinfresco a base di "frittole e prosecco" per festeggiare il Carnevale, rinfresco che ha regalato a tutti gli ospiti del B&B un bel pomeriggio quasi si fosse tra amici di vecchia data.

   We were caught in the fog after our cruise but they held the reservation until 2 am. Doina, our hostess, was awesome. She gave direction to the water taxi driver and made us feel welcome at 2 am. She was most helpful and a gracious host. The bed was more comfortable than home and the rooms were charming and pictureques.

   It was an amazing place to stay . We had our three children 15, 14 and 9 years old, it was very comfortable the breakfast was simple with great cappuccino every morning. We loved it and would stay there again. So nice ...Thanks to everyone and the wonderful room service every day.

   The woman who ran the place was rude, argumentative and very cold toward guests. The other staff was nice.

   Ottima posizione, vicina a tutto. Dalla fermata di S. Zaccaria ero a due fermate dal Lido: un'ottima soluzione per godersi Venezia e la Mostra del cinema contemporanemente senza troppe rinunce. Il personale è gentile e disponibile e la struttura è calda e accogliente, come una casa privata.

   Overall the location was very convenient. If you do choose to stay here, don't be put off by the instructions that the owner sends. We stepped off the waterbus (Rialto stop) and paid 60 euro for a water taxi for what was a gentle 10 minute walk. Water taxi took us the long route and it was 5 minutes. Rooms were clean and mostly looked like they did from the web site, although the one we stayed in was the smallest room as we were able to compare the other rooms. This comparison requires an expanation so see the comments about what didn't satify us about our stay.

   So with the heat wave that hit Italy during our stay, air conditioning was absolutely critical as it was regularly 40 degrees. The air conditioning at the hotel failed! The first time during the day (which they fixed) and then the second time during the night (didn't fix). It was unbearable, as the room was 40 degrees . We didn't realise that it was the air con for the entire B & B, as we couldn't find anyone to help us at 1am in the morning. We moved into another room that was cooler, (vacant rooms have keys left in the door). I explained to the maid in the morning we slept in another room. The owner of the house went ballistic at me!
   
   She did however offer everyone a discount on the rooms however she vanished when we checked out, so no discount forth coming.
   
   Had this event not occurred we would have had a pleasant stay. Other guests I think will not be so complimentary.....We sat with an American woman who was absolutely livid with the owner. The guest felt the owner was faking her lack of english (possibly true as her english was Ok when we checked in). When the woman tried to complain, the owner largely left the maid to take the flack from upset customers.
